Why Buy Real Estate For A Residence Permit?

Residence Through Real Estate

Turkey now offers Residence Permits to anyone who buys a property in Turkey.

It typically takes 2 to 3 months for the residence permit to be awarded.
If the stay in Turkey is continuous in a moving window of 5 years, this could be converted into citizenship.
Wife and children under the age of 18 qualify for residence permits.

 

Long Term Residence Permit

Applicants intending to live in Turkey may apply for a long-term residence permit if they fulfill the following requirements:

  • Financially self-sufficient and has not required economic support from the Turkish Government in the last three years.
  • Valid private health insurance.
  • Residence in Turkey for at least eight years consecutively and consistently.
  • Short-term is allowed, but any time from six months up to one year or more in total shall forfeit the right to apply for a long-term residency.
  • A clean criminal record

 

Applying for Long Term Residence Permit?

Applicants must visit their provincial security directorate or the Immigration Office reside with their present passport and Turkish ID.

  •  Long-term residence permit holders have near the same rights as Turkish Citizens.
    An occupation in public service.
  • The long-term residence permit is valid. Exceptions to this rule include exiting Turkey for over one year for reasons of health, education, or mandatory public service in the holders native country.
  • Mandatory military service.
  • Rights for vote and be elected.

 

Required Documents:

  • Original and photocopy of the passport. Passport copy notarized by the Turkish Noter.
  • Proof of economic independence
  • Available medical insurance.
  • Present residence permit and Turkish ID.
  • Two biometric photographs and not older than six months.
  • The document assuring that did not require economic aid from the Turkish Government or Private Organisations in the last three years.

Short-Term Resident Permit

Tourist Residence Permit
A short-term residence permit given for tourism purposes and does not give permission to work in Turkey.

Requirements and Documents:

  •  For applying you must be over the age of 18.
  •  Health insurance validity. For foreigners under the age of 18 or over the age of 65 this requirement is not necessary.
    Local Turkish bank statement showing financial stability and the ability to support the claimant and any dependent family (spouse and children under the age of 18).Turkish immigration recognizes economic freedom as proof of the funds corresponding to the Turkish minimum wage index, currently $500 USD per month of stay.
  •  Apply sworn Turkish versions of the child’s birth certificate and spousal marriage certificate as applicable to a spouse or minor child (under eighteen years). Birth certificate includes an apostille stamp from the Consulate of your country in Turkey and stamped by the Foreign Ministry of Turkey afterwards. It takes a while, and requires a rendezvous. You can attend the appointment in private, or any person holding an attorney’s power on your behalf can attend to complete the proceeding. During the time of appointment by the Consulate and Foreign Ministry, the initial power of attorney would have to be provided to work on your behalf.
  • The original Turkish Noter passport, photocopy and genuine notarized passport.
  • Each applicant requires the four biometric passport images. The photograph has to have a white background and meet biometric needs.
  • Short term residence permit valid for up to one year.

 

Property ownership documents or rental contract in Turkey.

Form of application for resident permit signed and completed by the applicant. When you have named an attorney to request your visa applications, your attorney must be provided with specific attorney power approved by the notary bureau. In order to coordinate the attorney’s power, the applicant must be physically present at the notary office (because the signature will be required). If the new passport is not in Turkish, a sworn interpreter at the Notary office must translate the applicant’s existing passport. Upon the conversion of the passport into Turkish, the attorney’s power may be processed and given the same or the next day.

 

Getting a Short-Term Residence Permit with a Rental Contract

Foreigners can obtain a residency permit in accordance with Law 6458, Foreigners, and International Protection Act. If you’re a first time foreigner coming to Turkey, you can get a residency permit via a rental deal. Given the pace and efficacy of the process, there is a crucial aspect you should be aware of; this residence permit is valid for one year. It can not be extended with a lease deal. Rental residence permits from the agreement do not give you the right to obtain Turkish citizenship after 5 years.

 

Update Your Touristic Residence Permit?

An update of the Turkish tourist visa must be applied for within sixty days before the expiry date of your present residence permit. Online, you will finish at e-ikamet.goc.gov.tr
If foreigners who have obtained a short-term residence permit for a duration of up to 1 year do not offer valid reasons for a new reason, applications for a residence permit will not be approved.

  • If your passport is in any language other than Turkish, it will have to be translated by a sworn interpreter at the notary office in Turkey.
  • Each applicant requires the four biometric passport images. The photograph has to have a white background and meet biometric needs. Bear in mind that these pictures are not to be older than six months.
  • An economic self-sufficiency declaration that you declare in the application form. Directorate for Immigration may request a local Turkish bank statement evidencing economical independence and ability to support the applicant and any dependent family members (spouse and children under the age of eighteen years).
  • Current health benefits. This requirement is not required for foreigners under the age of eighteen, or over the age of 65.
  • Copying immovable property possession papers or the lease arrangement in Turkey. Records shall be converted into Turkish and notarized with Turkish Noter.

 

Business Residence Permit

Requirements and Documents:

  • The original Turkish Noter passport, photocopy and genuine notarized passport.
  • Each applicant requires the four biometric passport images. The photograph has to have a white background and meet biometric needs. Bear in mind that these pictures are not to be older than six months.
  • Short term residency permit valid for up to one year.
  • You can purchase a property worth over two hundred and fifty thousand dollars ($250,000 USD) and agree to not sell the property for up to three years in the registry. Investment fund source must be self-funded and fully compensated
  • You must be over eighteen years old to apply.
  • Valid health insurance. This condition is not required for foreigners who are under eighteen years old or over sixty-five years old.
  • Proof of economic freedom and the opportunity to adequately support yourself and any dependent family members (spouse and children under the age of eighteen).

 

Update Your Business Residence Permit?

  • If your passport is in any language other than Turkish, it must be translated.

This residency permit category is useful for foreign national spouses and/or relatives of Turkish nationals who wish to carry their family to Turkey.

Requirements and Documents:

  • Permit to live valid for more than three years.

  • Applicants who possess residency permits, refugees and minors within the framework of Article 28 of Law no. 5901 including foreign nationals.
  • Private Turkish health care plan for applicants between the ages of eighteen and sixty-five.

  • Local Turkish bank statement showing financial stability and the willingness to support the claimant and any dependent members of the family (spouse and children under the age of 18).
  • Form of application for resident permit signed and completed by the applicant.
  • Original, notarized passport, photocopy and revised passport.
  • Each applicant requires the four biometric passport images. The photograph has to have a white background and meet biometric needs.
